What a backyard unit really costs, what California lets you build, and how to move through permits faster.

Some costs stay the same whatever the size: the kitchen, the bathroom, utility connections and permits. That pushes the price per square foot up on small units. In one 2026 example, a 500 square foot detached ADU came to about $350 per square foot, or roughly $175,000, while an 800 square foot unit on the same lot came to about $275 per square foot, or roughly $220,000. The larger unit cost more in total, but much less per foot.
California sets minimum ADU rules that every city must follow. Cities can allow more than these minimums, but cannot take them away. The key points from the state’s 2026 ADU handbook:
On a single-family lot, cities must allow a combination of units: an ADU converted from existing space, a junior ADU, and a new detached ADU.
| Item | Typical range |
|---|---|
| Design and engineering | About 10% to 15% of construction cost |
| Permit and impact fees | $1,500 to $25,000, depending on the city and size |
| Trenching utilities to a distant backyard unit | $15,000 to $30,000 |
| Sloped lot or tight access | $5,000 to $15,000 |
| Soil or foundation issues | $5,000 to $15,000+ |
| Large tree removal | $2,000 to $4,000 |
| Furnishing and landscaping | $10,000 to $20,000 |
New construction in California usually needs solar panels, and fire sprinklers can be required in high fire hazard areas. Plan for higher property taxes too: one estimate puts the increase at roughly $2,000 a year for a $200,000 ADU.
The Los Angeles Department of Building and Safety runs a Standard Plan Program. Licensed architects and engineers design the plans, and the city checks them against building codes in advance. When you use one, the city still reviews your lot, including zoning and the foundation, but plan check is faster.
Yes. State law allows ADU rentals of 30 days or longer.
No. California has no owner-occupancy requirement for ADUs, except for ADUs sold separately under special rules.
The California Housing Finance Agency has offered ADU grants of up to $40,000 to qualifying homeowners. Check with CalHFA whether funding is currently available.
Rules can vary by city, and Orange County and San Diego cities set their own local standards within state law. Confirm details with your local building department.
